We have given lots of care and attention to this house. The open concept living room has
13' vaulted, natural cedar ceilings. Floor to ceiling windows overlook the waters of False
Narrows and Gabriola Island beyond. All rooms are light colours, white mouldings and
baseboards. The kitchen has an abundance of modern Oak cabinets, champhered countertops
.Open to the dining room and front room. Sliding glass door open from the dining room onto
a covered pergola and large deck. Master bedroom has mirrored double closet doors. Large
windows facing the water. The room is done in soft muted colours to evoke a restful nights
sleep, there is also a three piece ensuite which can be accessed from both the bedroom and
hallway. Both guest bedrooms are on the opposite side of the house with a guest bathroom
in between.
Outbuildings:
Property includes a 20' x 40' workshop, fully insulated, wired, electric baseboard heat.
9' ceilings. 4 sky lights. 14' x 20' has been partitioned off and finished in natural
cedar ceilings, drywalled, cupboards, lino flooring. Bar fridge. Has Queen- sized sofa
bed. This space is used for company. There is an attached carport at the end of the
building. At back there is a covered area for 'wood storage bays' .
Pump house is 16' x 10' with a 4' covered porch, plus a 10' x10' deck. Fully insulated,
wired, baseboard heater. Comes with a small chest freezer. Telephone line and cable TV are
also there.
Water and Sewage:
We have a 200' deep well, producing 1 1/3 gal. per minute. It is pumped into a 1500 gal.
storage tank and aerated and filtered. There are also 2 on-line filters under the house.
Great water!! There is a engineered sewage treatment system which meet all the new
government standards.
Gardens:
The landscaping has been done with much consideration being given to minimal maintenance,
freeing one up to enjoy the 'firepit' area. From there you watch the birds and boats go
by. Relaxing as it is meant to be. (smile) Pathways of stone and brick, archways and the
arbour patio complete the peaceful tranquility of the yard.
What’s on Mudge Island?
Mudge is unique among the smaller Gulf Islands because we have Hydro, Telephone, Cable TV
and High Speed Internet services, Yup, we are modern, even the phone lines are
fibre-optic. All this and we are rural. We can see the lights of downtown Nanaimo. Yet we
do not have any of the traffic or noise. Our roads are gravel. People transit them on
foot, or use various forms of transportation such as Scooters, Golf Carts, Motorbikes,
bicycles, cars and trucks. We even have a "Mudge Mobile" (smile) the home made machine has
a trunk...for the trunk. A "glove" for the glove compartment and a grate floor, looks
similar to a 'dune buggy'. It's neat!
We have no predators. Deer, Racoons, Rabbits and lots of different kinds of birds ( we
even do a bird count every year) Seals, Sea Lions, River Otters, and the odd Whale and
Orcas all pass by our front door. You can enjoy feasts from the sea Crab, Shrimp,
fish, Oysters, Clams and Mussels. Just outside your door.
We have approximately 50 full time residents, increasing in the summer months to 100 +.
There are no stores or anything commercial. We go to either, Nanaimo or Gabriola. Medical
facilities are available at both places. We swim in front of the house on our own beach or
you can use other beaches on the island. There are numerous "water access roads" all over
the island. People are the greatest here, you can be as social or as reclusive as you
want. All our street signs are handmade, adding a lovely "island feel", come see for
yourself.
Where are we. and how do you get here?
We are approximately a 5 minute boat ride from El Verano Boat Ramp on Gabriola Island. Or
25 minutes from downtown Nanaimo. There is a private marina here on Mudge. Memberships are
available on a limited basis. There is also deep water moorage right across from us here
in Percy Anchorage. Foreshore Rights are also available should you choose to build a wharf
and float system off your beach. We have "wheels" on our boat and there is an 'opening' in
the small reef in front of us. This allows us to go at any 'tide', although, I am sure it
is 'Murphy’s Law" that all company arrives at low tide (smile) People can also access us
from Boat Harbour, near Nanaimo. Float plane service is available from Vancouver to
Gabriola and direct to Mudge Island, for an extra fee and weather permitting. If you wish
to come for a viewing, just call and we will come and get you from EI Verano and bring you
over.
